Used a fair bit Purpleheart decking sourced from tropical Central America @1000kgs or so per cubic metre.

Poor old freighter burnt a lot of oil to get that lot here.

South pacific timber are good to deal with. I think I paid $3.80/m + gst but was ordering over 100m at a time.

Just one point...

I was talking house prices with a developer recently.

Turns out each house (South Auckland area) cost him around $400k, including land, bowling the old house, building three in its place.

Each of the new were marketed at just under a mil, netting him 1.5 mil in profit.

Which probably helps explain how I can buy a ready to go, pre built, fully insulated three beddy, brand new under $200k, plus land.

But banks don't like prefab, so first home buyers need that much just for a deposit
