Interestingly, and for comparison, i just dug out the building materials quote for my house which we built in 1999/2000 and the price for 4 by 2's kiln dried was $2.25 + gst per metre back then. That was the best price on a house lot between Placemakers, Carters, ITM and Pinepac.

Additionally, I've just replaced 160m2 of decking on the above house and I recall paying $0.75 per metre for utility grade (thats the real cheap, shitty stuff) back in 2000, and i just paid $1.90 per metre for premium grade.

IMHO, there's a lot of exaggeration going on by builders about the increasing cost of supplies.

On our way back from Japan now
Caught up with two families we know, one lives in Tokyo the other in Naha
Both have 2 and 3 kids respectively and both rent there houses one in Tokyo is detached the one in Naha is an apartment
They pay 600 to 700 kiwi a month rent
Both places have a similar floor area to my boat but they are happy with their lot, but very sorry they couldn’t put us up.
I think the main problem in NZ is expectations
