Second thing: Boating is expensive and not within reach of all citizens NOTHING is within reach of ALL citizens (or residents), except perhaps breathing!!! Here's a fact or two. A quick browse through trademe gave me the following numbers: Nationwide there are: 3814 motorboats for sale, median price $39990, lower quartile $15499, 326 boats under 6k 1003 yachts for sale median price $69000 lower quartile $16000, 150 sailing boats under $6000. 470 dinghies for sale, median price $1699. There's a boat for every budget, just like there's a car for (almost) every budget. It's not just a rich pricks thing Sure rich people can own boats, but so too can everyday average New Zealanders if they want to. Houses... there is not a house for everyone's budget. Socialism: "collective or governmental ownership and administration of the means of production and distribution of goods" - Miriam-Webster In this case, Panuku is precisely the government owned and administered means of producing and ultimately distributing (e.g. through sale or leasing of properties they develop) goods consisting of "a new community with homes, cafes, retail and public space" (their words). Does that matter? Well you can decide for yourself, but what is certain is that the money they're pouring into this scheme (and actually acquiring the wharf, presumably just a book-keeping entry, is surely just the beginning of it) and money they cause by nefarious means to be poured in by others is money that could be spent or invested elsewhere (you know by the people who actually earned it, whose choices would be constrained by the actual risks of making bad decisions. If Panuku makes a financial loss, it doesn't come out of the directors' or councillors' pockets). In the grand scheme of things, is a new residential community and retail space the best economic use of the Onehunga waterfront? I won't claim to know (...except to say that like most all of us I've seen the Onehunga waterfront...I can think of other places I'd be more excited about living. But, you know, each to their own). In any case though, if you're an Auckland ratepayer, you damn well better hope its the best use of that area, 'cause (a) (at least some of) it's your money on the line and you don't get a choice in the matter and (b ) the decisions being made here are not ones that are easily unmade later on. And to be clear, the question isn't just whether they'll make a profit or not, though that's certainly relevant. I posed the question whether it was "the best economic use" of the area because every economic decision is a decision not to do something else, a decision not to use those resources for some other purpose, and ultimately those choices matter because they are what determine an economy's productivity. Will the development of a new residential/retail precinct on the Onehunga waterfront improve economic productivity more than an investment that won't be made, say in manufacturing, robotics, workforce skill development, intelligent transportation systems, artificial intelligence, immersive 3d graphics content, new horticultural crops (, new boatbuilding technology??!!)...?? Well...yes, I guess...maybe. Is the development of a new residential/retail precinct on the Onehunga waterfront a more productive use of that space than anything else that could be done there. Ah...sure, I suppose that's umm...possible. Well at least I guess you'd better hope so. You'd better hope that the Very Smart People running Panuku really aren't just interested in empire-building. You'd better hope that their own past experience hasn't given them an internal bias towards particular kinds of investment. You'd better hope that someone has thought through all of the other possible uses of the resources at their disposal and figured out what the opportunity costs are of all the choices that aren't being made. You'd better hope that they're not being influenced by political considerations. And you'd better hope that there's no lobbying going on behind the scenes by anyone with a private financial interest in the outcome. Ahhh...so much hoping. I get that people are wound up about the impact of Panuku on marinas and all. Fine. Just keep in mind that Panuku might actually be symptomatic of a set of problems that could turn out to be a little deeper and a little more insidious than we may realize. As we have seen with Western Springs and Eden Park, once the NIMBYs move in, anything productive goes. You’ll see that around marinas too. Ex CEO John Dalziel now heads up Silk Road Management Inc. This CCO is really just a publicly funded private developers land banking providoring service. Lot 18 handed to Orams I wonder how much of that deal will ever see the light of day.
