As we approach 2026, there are going to be a LOT of boats on the market in AK as the the main tranche of leases expire in Westhaven, owners who have had their boats their since the beginning are all swallowing the anchor for various reasons; too old, too expensive, no family interest in keeping a boat etc. All those boats that look like they are worth a few months rental- they are all going to go but where?

So what actually happens when the leases expire?

Do Punuku just bend you over and charge a monthly rental, price set by themselves?

Or is there a process to renew leases or something? Like a game of musical chairs where everyone runs around trying to secure rights to a new marina berth, and some people are going to miss out?

Noting I'm not in a marina, so the vagaries of marina leases and opex and what not are beyond me, but I am observing that the cost of berthing a boat is hugely prohibitive to owning a boat, and this is having a profound effect on the value of boats, particularly the classic kiwi designs that are now getting a bit older and need some more intensive maintenance and capital replacement of items. There is no difference in the cost of owning a $50k boat or a $200k boat, but the $200k boat but gives you far more utility (newer, nicer, more volume, less items needing capital replacement). Given each boat can fit in a 12 m berth, the berthage, insurance, anitfoul etc is the same annually, so who would go for the $50k classic NZ design?

The capital value / purchase price is becoming a distant second in consideration to the annual cost of ownership. Therefore really, million dollar euro boats are the only economically viable option (regards marina costs) and that is too expensive for many of us.

Lots of boat owners investigating the finer points of owning and towing caravans...

Officially no decision has been made.

I would hope that someone in council has put together an options paper...

We wait and see...

Buy now is $300K!

He/she claims they dont know the designer?I posted in question suggesting it was built more like in the mid 70s and is a Jack Crop design as viewed it back in the 90s,He/she Deleted question.

Pretty sure this is a Jack Cropp design- definitely not a Farr as he alludes to in the title. If he was in trade that would be misleading advertising. Old wooden boats from a relatively unknown designer are not going to get a premium, anyway its an enduring mystery why the owner keeps trying to sell this for 10 times what its really worth

On the other hand, if it means that one can actually get a berth in Westhaven (as opposed to now), that might also change some of the calculations of potential boat buyers...

Mate and I were in the office on Friday. They have 10s 12s and 14s available.   And 16s are available from private owners.

Definitely the wait list of the past is gone...

The price won't drop... It will just go up more to compensate for the unrented berths.

there are currently about 15 empty 12m berths on F1 pier alone. Westhaven have overcooked it with price increases.

Hobsonville has had a rash of $1  auctions on trademe. Can’t give them away. Nobody wants to sign up to a 100k commitment.

I wonder why marinas aren't run as cooperatives

Far too much profit in them to allow for that equitable socialist clap trap to get a leg in.

I have always viewed Westhaven as public open recreational space akin to golf courses rugby facilities etc etc.

Swept away in the cutting black heat of “greed is good” berth rates have severely savaged the value of craft.

Here’s just one example of many $145k crikey that must hurt.

Not exactly a sustainable way of doing business.

The head of Auckland Marinas must be dodging the ghost of his dad daily.

A mate is currently trying to give away a 12m Hobsonville berth for 'free'. Lease till 2035.

All you have to do is pay this year's opex of $9,600....

A mate of mine paid 10k 18mnths ago. Feels a bit stitched. I was offered mine for free but gut told me not to bother securing in a buyers market. Fortunately I have a backup mooring. Six years ago I was paying $450/mnth in marina.

I think the Tauranga Sulphur Point marina is. Their prices are half that of Auckland.

And sadly other Auckland marinas have upped their prices to match.

Gulf Harbor Village marina - owned by village residents, run not for profit, currently my 15m berth is about $2700/pa - $225 per month. BUT you do have to buy a property here!

I came across Euan Little's salient comments from last year (as then Chairman of Westhaven Marina Users Association Inc)

It would appear that the Panuku model for Westhaven will be very similar to that being currently touted by Winton for a retirement home in Beaumont Street. This is not in the Westhaven precinct. You have to imagine high-class apartments along the Northern reclamation, and Westhaven Drive, each possessing exclusive access to a marina berth in the Westhaven basin, where today’s BEUs are then forced to be renters with longevity of tenure of 30 days.

I believe that we can safely assume that our own Westhaven BEUs will be cancelled, apartments will be built, with their own, new BEUs, assigned to an adjacent Westhaven Berth.

.... I approached Auckland Council with a concept that they could raise approximately $300m by renewing BEUs for another 35 years. Apparently Panuku had forgotten to mention this to Council as a means to ease their budget controversy. This concept is based upon renewing BEUs.

Maybe in 2026 the councils books will be in such bad shape they'd prefer a cash injection from Westhaven boaties?
